A 1950s bungalow in Stoney Creek had a 40-inch crawl space that was damp, mouldy, and completely unusable - and the family wanted to bring an aging parent in to live with them. This is a walkthrough of how full crawl space excavation solved both problems in a single project.
The Problem
The existing crawl space was barely tall enough to crouch through, with visible moisture staining on the exposed soil and a musty smell that had gotten worse every year. On top of the unusable clearance, the family needed a self-contained space for a parent moving in - something the crawl space, in its current state, could never provide.
Two problems, one fix: a partial repair could have addressed the moisture alone, but only full excavation could deliver both a dry crawl space and the code-compliant ceiling height a legal suite requires.
The Excavation Process
The project started by widening the existing exterior hatch into a proper access opening, since the original access was never built for construction equipment. Full perimeter underpinning proceeded section by section, extending the existing footings to target depth with a City of Hamilton inspection before each section closed. Once the perimeter was underpinned and signed off, the centre of the floor was excavated down to target depth and every bit of soil left the site.
Structural Work
Full perimeter underpinning to target depth, engineered and permitted, followed by central excavation once the perimeter was inspected and cleared.
Waterproofing & Slab
Drainage channels, weeping tile, membrane, and a new sump pump across the entire floor area - addressing the original moisture problem at its source before the new slab went in.
The Result
- Ceiling height went from roughly 40 inches to a full 8 feet
- Chronic moisture problem eliminated with full waterproofing across the entire floor
- New self-contained lower level, laid out to support a future legal secondary suite registration
- Closed permits, engineer's sign-off, and a 5-year warranty on handover
What was once an unusable, damp crawl space became a full, dry basement level - solving the family's moisture problem and giving them the multi-generational living space they needed, in the same project. For method and pricing details, see our crawl space excavation service page.
Frequently Asked Questions
The crawl space had chronic moisture problems on top of unusable clearance, and the family wanted a legal secondary suite for a parent moving in. Only full excavation solved the moisture, delivered code-compliant ceiling height, and created the self-contained lower level they needed.
An existing exterior hatch was widened into a proper access opening early in the project specifically to move equipment and material through - a standard step on most Hamilton crawl space conversions, since original access points are rarely built for construction traffic.
Yes. The full waterproofing system - drainage channels, weeping tile, membrane, and a new sump pump - installed across the entire floor area addressed the moisture at its source rather than masking it, which a partial fix never would have achieved.
